Jolshiri Apartment Price Guide 2026
What a flat in Dhaka's most carefully planned township really costs this year — written in plain language for buyers who want the full picture before they sign.
Why everyone is talking about Jolshiri
Jolshiri Abashon sits on the eastern edge of Dhaka, in Rupganj. It is not an ordinary neighbourhood that grew on its own. It is a fully planned township built by the Bangladesh Army, where nearly half of all the land is kept open for parks, lakes, canals and greenery. People call it "aqua-green living," and once you see the wide roads and the water bodies, the name makes sense.
The project began back in 2010 and is managed by the Jolshiri Abashon Corporation under military supervision. Today it is divided into 17 sectors, with room for more than 7,000 plots and apartment buildings. Schools, hospitals, a golf club and a central business district are all part of the master plan, so daily life can happen inside the township itself.
For a buyer, the appeal is simple: families are choosing Jolshiri for the safety, the calm, the green views and the feeling that the area was designed properly from day one — instead of being crowded street by street like older parts of the city.
What flats actually cost in 2026
Here is the part most buyers really want. In 2026, apartment prices in Jolshiri are decided by a clear set of things: which sector the building is in, how wide the road in front is, whether it faces a lake or the golf course, and the reputation of the developer.
Starting price per square foot - ৳8,600+
Top price per sq ft for prime units - ৳12,500
Extra you pay for an 80-ft road - ~10%
On average, prices run from about ৳8,600 to ৳12,500 per square foot. The most common luxury format is a 2,850 square foot flat with one apartment per floor — the kind of private, spacious home that well-off families prefer. At today's rates, that puts most premium flats between ৳2.85 crore and ৳3.42 crore.
One detail worth remembering: a wider road raises the price. A flat on an 80-foot road can cost around 10% more than the same flat on a 40-foot road. So when you compare two buildings, always check the road in front, not just the building itself.
| WHAT YOU'RE BUYING | TYPICAL SIZE | RATE / SQ FT | TOTAL PRICE |
|---|---|---|---|
| Mid-tier, multi-unit flat | 1,050 sq ft | ~৳9,500 | ~৳1.00 cr |
| Standard premium, single-unit | 2,850 sq ft | ৳10,000–10,500 | ~৳3.00 cr |
| Lake or golf-facing premium | 2,850 sq ft | ৳12,000–12,500 | ~৳3.42–3.56 cr |
A rough guide to the 2026 market. Exact prices depend on the sector, the floor and the developer.
You will notice some developers stay firmly at the top of the range. Danish Bangla Properties, for example, prices its flats at ৳12,000 per square foot, with three-to-four-bedroom layouts and high-speed lifts. That is the going rate for the best addresses inside the township.
How buyers actually pay
Very few people pay the full amount in cash. Most use a home loan, and the rules in 2026 are easy to follow. Under the 70:30 rule set by the central bank, you pay 30% of the price yourself as a down payment, and the bank lends up to 70%. So for a ৳3 crore flat, you would bring around ৳90 lakh, and borrow about ৳2.1 crore.
Private bank interest rates today sit between 12% and 17%, while state-owned banks offer lower rates of around 9% to 10% for eligible buyers. The gap matters: on a 15-year loan, the difference between a high civilian rate and a subsidised rate can be more than ৳60,000 every single month.
If you or a family member is a serving or retired army officer, there is a real advantage. Trust Bank runs special housing schemes for defence personnel with much lower rates, long tenures and zero processing fees — specifically for buying inside Jolshiri.
The fees beyond the price tag
The sticker price is not the final price. On top of the flat, you pay registration and transfer charges. In 2026 these add up to roughly 12% to 14% of the registered value — covering stamp duty, registration fee, local government tax, income tax and VAT. On a ৳3 crore flat, that is a serious extra amount, so always budget for it from the start.
There is good news on the horizon, though. In early 2026, a government committee proposed cutting flat and land registration fees by half in metropolitan Dhaka. If it becomes law, the total cost of registering a property could drop from about 12.5% to around 6.25% — a big saving for buyers in planned areas like Jolshiri.
One more step you must not skip: make sure the digital mutation is done in your name. If the online record still shows the developer or old owner, you cannot get a valid tax receipt and you may face legal trouble later. Check this before you hand over the final payment.
Jolshiri next to the alternatives
How does Jolshiri stack up against the other places rich families consider? Compared with the established areas of Dhaka, the picture is clear. Bashundhara, right next door, is well developed but more expensive and increasingly crowded at its exits. Mirpur DOHS is safe and pleasant, but it is full — there is very little left to buy, and what remains costs more.
Then there is Purbachal New Town, the big public project that has dragged on since 1995, with many areas still missing basic water, power and sewerage. Against all of these, Jolshiri offers something rare: it is secure, green, properly planned, and still reasonably priced — a place a middle-aged buyer can settle into with confidence.
And because the township was designed with a "sponge city" approach — permeable paving, rain gardens and large retention lakes — it handles Dhaka's monsoon far better than older neighbourhoods that flood every year. Once the new metro line reaches the area, getting to central Dhaka will get easier too.
