Jolshiri Abashon Apartments: The Complete Buyer's & Renter's Guide, 2026

Thinking about a flat in Dhaka's first planned smart city? This guide explains — in plain, simple language — what it costs to buy, what it costs to rent, how to pay, the hidden fees, the legal checks, and where the best NextGen homes are. Everything you need before you sign.

What is Jolshiri Abashon?

Jolshiri Abashon sits on the eastern edge of Dhaka, in Rupganj, between the Balu and Shitalakshya rivers. It is not an ordinary area that grew street by street. It is a fully planned township built by the Bangladesh Army and managed by the Jolshiri Abashon Corporation. Work began in 2010, and the township is still growing today.

The scale is large. The project covers around 2,100 acres divided into 17 sectors, with nearly half of all the land kept open for lakes, parks, canals and greenery. People call this “aqua-green living,” and once you see the wide roads and the water bodies, the name makes sense. Schools, hospitals, a golf club and a central business district are all part of the master plan.

Getting there is easier than many people think. Jolshiri is about 21 km from Dhaka’s Zero Point and only 7.5 km from the US Embassy in Baridhara, connected by the eastbound extension of Madani Avenue. The 300-foot Purbachal Link Road and the Kuril Flyover also bring central Dhaka within reach.

Why buyers choose Jolshiri

For most buyers, the appeal is simple: safety, calm, green views, and the feeling that the area was designed properly from day one. Because it is run by the army, the township is secure and disciplined, with controlled entry and clean, wide roads — instead of being crowded street by street like older parts of the city.

Jolshiri was planned as a self-sufficient township, so daily life can happen inside the area itself. Families can find schools, parks, shops and health care close to home. The design also handles Dhaka’s heavy monsoon better than older neighbourhoods, because so much land is kept open for lakes and canals that soak up rainwater.

There is a lifestyle side too. The 9-hole Jolshiri Golf Club sits in Sector 17, and Jolshiri Central Park offers paddle boating, jogging and cycling tracks. For schooling, army-run institutions such as the Bangladesh International School & College are already open inside the township — so children do not have to travel far across the city.

What flats actually cost in 2026

Here is the part most buyers want first. In 2026, flat prices in Jolshiri are decided by a few clear things: which sector the building is in, how wide the road in front is, whether it faces a lake or the golf course, and the name of the developer.

On average, prices run from about Tk 11,000 to Tk 15,000 per square foot. The most common luxury format is a 2,850-square-foot flat with one apartment per floor — a private, spacious home that well-off families prefer. At today’s rates, that puts most premium flats between Tk 3.0 crore and Tk 3.56 crore.

Property typeSizePrice rangePer sq ft
Luxury apartment (single unit)~2,850 sq ftTk 3.00 – 3.56 croreTk 11,000 – 15,000
Mid-market apartment1,500 – 2,000 sq ftTk 1.50 – 2.50 croreTk 10,000 – 12,500
Residential land (plot)5 kathaTk 1.25 – 1.30 crore—
Residential land (prime / lake)10 kathaTk 6.50 – 14.00 crore—

A rough guide to the 2026 market. Exact prices depend on the sector, the floor and the developer.

One detail worth remembering: a wider road raises the price. A flat on an 80-foot road can cost around 10% more than the same flat on a 40-foot road. So when you compare two buildings, always check the road in front, not only the building itself.

At the very top, premium developers stay firmly at the higher rates, with three-to-four-bedroom layouts, high-speed lifts and completion dates set for 2027 or 2028. That is the going rate for the best addresses inside the township.

NextGen's flats in Sector 16 & 17

If you want to see what these prices look like in real buildings, NextGen Property Limited has projects in two of Jolshiri's most wanted sectors. Each one follows the premium 2,850 sq ft, single-unit-per-floor format — so the prices below sit squarely inside the market band we just covered. South-facing, with an open playground right in front so air and light are never blocked. It sits very close to the Jolshiri Central Mosque and right beside the Golf Ground — one of the most sought-after spots in the township. The rooftop has greenery, a water feature, a deck and a BBQ zone.

West-facing, with a wide 60-foot road in front and green space all around. Like Golfer's Height, it is close to the central mosque and the golf course — a quiet, good-looking address with real long-term value.

Expect pricing around Tk 3.0 – 3.5 crore.

Ahmed's Abode — Upcoming Project, Sector 16

Plot 004 · Road 503B · Plot size 5 Katha · Building G+8 + Mezzanine · Units 8 (single) · Flat 2,850 sq ft

North-facing and built right next to a 60-foot road, with green space and a lake view close by. A wide road and a water view are exactly the features that lift a flat's value over time. As an upcoming project, this is the right moment to book — early buyers usually pay less than they would once the building is finished.

With its wide road and lake view, expect pricing around Tk 3.0 – 3.4 crore.

What you actually get

These are not small city flats. Because each floor holds just one apartment, you get the whole floor to yourself — light and air from every side, and no shared walls with neighbours. A typical 2,850 sq ft NextGen flat has four bedrooms and five bathrooms, with a separate room for domestic staff and five to six verandas for cross-ventilation.

The layout is built for family life: a large formal living room for guests, a separate dining and family living area, a master bedroom with its own dressing room and attached bath, two children's bedrooms, a guest bedroom, plus a kitchen with a pantry. A lift and a proper stair lobby serve every floor.

Build quality is where a good developer protects your money. NextGen homes use an earthquake-resistant design checked by qualified engineers, with building materials tested in quality-controlled labs at every stage. Fire safety is built in too — fire-protected doors, hydrants, alarms and extinguishers. This matters in Jolshiri, because the land was built up over old wetlands and needs strong, deep foundations; cheap shortcuts are not allowed here.

The shared spaces are thoughtful. The ground floor has covered parking, a drivers' waiting area, a caretaker's room, easy garbage handling, and a security control room with CCTV covering the boundary and common areas. An intercom connects the concierge to every flat. On the roof you get heat-protective terracing, a clothes-drying area, greenery, a deck and a BBQ zone behind a safe parapet.

How buyers actually pay

Very few people pay the full amount in cash. Most use a home loan, and the rules in 2026 are easy to follow. Under the 70:30 rule set by the central bank, you pay 30% of the price yourself as a down payment, and the bank lends up to 70%. So for a Tk 3 crore flat, you would bring around Tk 90 lakh and borrow about Tk 2.1 crore.

Rates matter a lot. Home loans from private banks today sit around 12% to 15%, while state-owned banks offer lower rates of around 9% to 10% for buyers who qualify. On a 15-year loan, that gap can mean tens of thousands of taka more, every single month — so it is worth shopping around before you sign.

If you or a family member is a serving or retired army officer, there is a real advantage. Trust Bank runs special housing schemes for defence personnel with lower rates, longer terms and zero processing fees — made specifically for buying inside Jolshiri.

The fees beyond the price tag

The sticker price is not the final price. On top of the flat, you pay registration and transfer charges. In 2026 these add up to about 12.5% of the registered value in metropolitan Dhaka — made up of stamp duty, registration fee, local government tax, income tax and VAT. On a Tk 3 crore flat, that is roughly Tk 37 lakh extra, so plan for it from the very start.

There is good news on the horizon. In early 2026, a government committee proposed cutting flat and land registration fees by half in metropolitan Dhaka. If it becomes law, the total cost could drop from about 12.5% to around 6.25% — turning that Tk 37 lakh into about Tk 19 lakh on the same flat. It is only a proposal for now, so confirm the current rate with your bank before you buy.

The Jolshiri rental picture in 2026

Renting inside Jolshiri is still limited, because the township is young and many buildings are still being finished. But the market is starting to form, and there are two clear options today.

First, short-term luxury rentals. Furnished serviced villas and duplexes — used by expatriates, non-resident Bangladeshis and visiting professionals — rent for about Tk 15,000 to Tk 18,500 per day, with large floor areas and 24-hour security. These suit short stays, not everyday living.

Second, homes on the edges of Jolshiri. Flats on the borders of Purbachal, Bashundhara and Sector 16 are far more active. A newer three-bedroom flat with modern finishes and a prepaid meter rents for around Tk 25,000 a month, while larger four-bedroom homes on the border can reach Tk 50,000 to Tk 52,000 a month. For now, if you want to live in the Jolshiri area on rent, the border is where to look.

A practical note: because rental supply inside the township is still small, rents can change quickly as more buildings are finished. This is also why many buyers here are playing for long-term value growth rather than quick monthly rent.

Your legal checklist

Jolshiri has one big advantage for paperwork: building plans here are not approved by RAJUK. Instead, the Dhaka Cantonment Board approves the plans under the Cantonment Board Act, with a clear 45-day timeline. This cuts delays and keeps construction to a single, strict standard.

Before you pay, check the basics. Make sure the original sale deed, up-to-date mutation records and cleared land tax receipts are all in order, and that the developer holds a properly registered power of attorney from the landowner. Confirm that the flat’s layout, parking and common areas match the approved plan — changes that were never approved can cause trouble later.

One step you must not skip: make sure the digital mutation (the online ownership record) is done in your name before the final payment. If the record still shows the developer or the old owner, you cannot get a valid tax receipt, and you may face legal problems later. When you buy from an established developer like NextGen, this process is far smoother — but always check it yourself.

Jolshiri next to the alternatives

How does Jolshiri compare with the other places well-off families consider? Next to the older, established areas of Dhaka, the picture is clear. Bashundhara, right next door, is fully developed but more expensive and increasingly crowded at its exits. Mirpur DOHS is safe and pleasant, but it is almost full — there is very little left to buy.

Then there is Purbachal New Town, the big public project that has moved slowly for years, with several areas still waiting for full water, power and roads. Uttara is mature and reliable but pricey. Against all of these, Jolshiri offers something rare: it is secure, green, properly planned, and still reasonably priced — a place a family can settle into with confidence and watch the value grow.

A simple side-by-side view. Use it to match the area to your goal, not as exact figures.

The simple way to read the table: if you want strong monthly rent today, Bashundhara or Uttara win. If you want long-term value growth in a clean, planned, secure township, Jolshiri is hard to beat.
